In 2018 GV8 (trading as BPG3 at the time) was engaged by DAVY to assess the daylight sunlight levels associated with a proposed development on Waterloo Road, Dublin 4. The proposed development related principally to the delivery of 3,990 sq.m of new office space.

On this project the local council were not only interested in the impact the proposed development could have on neighbouring residences but also the impact the development could have on the accommodation present in neighbouring office buildings. GV8 was able allay concerns on this matter by providing a detailed analysis of internal daylight levels within the affected accommodation.

Key Services Provided Included:

• Vertical Sky Component (VSC) testing to assess loss of skylight access to neighbouring accommodation.

• Annual Probable Sunlight Hours (APSH) testing to assess the loss of sunlight to neighbouring accommodation.

• Sun on Ground (SOG) testing to assess the loss of sunlight to neighbouring recreation spaces.

• Supplementary 365 day Sun on Ground testing of gardens in neighbouring properties

• Production of supplementary shadow casting imagery.

• Supplementary average daylight factor (ADF) testing of neighbouring office accommodation.

Having reviewed GV8’s assessment of impact to neighbouring properties the local authority concluded that:

“It is considered that the information submitted addresses the issues raised in the request for additional information. It is considered that the proposal, as amended by additional information, would provide for an acceptable quality of development which would have no undue adverse impact on the streetscape, including adjacent conservation areas, or on adjacent residential amenities, and would provide for an acceptable transition in scale.”

Dublin City Council granted permission for this development in April 2021.
