In 2022 GV8 (trading as BPG3 at the time) was engaged by Alone to assess the daylight sunlight levels associated with a proposed development on Jamestown Road. The proposed development related principally to the delivery of 40 apartments organised within two separate blocks (Block A & B) ranging in height from three to four stories plus all associated amenities.

Located on a wedge-shaped development site, one of the key challenges faced was the need to maximise the housing offer that could be provided without compromising the levels of amenity that would be provided within the associated accommodation.  

GV8 worked closely with the design team to identify some of the pinch points within early design iterations and helped identify interventions that would optimize daylight amenity levels within the scheme.

Key Services Provided Included:

• Vertical Sky Component (VSC) testing to assess loss of skylight access to neighbouring accommodation.

• Annual Probable Sunlight Hours (APSH) testing to assess the loss of sunlight to neighbouring accommodation.

• Sun on Ground (SOG) testing to assess the loss of sunlight to neighbouring recreation spaces.

• Production of supplementary shadow casting imagery.

• Spatial Daylight Autonomy (sDA) testing of all accommodation within the proposed development

• Sunlight access testing for all units within the proposed development

• Sun on Ground (SOG) testing of all proposed recreation spaces

Having reviewed GV8’s assessment of light levels within the proposed development the local authority concluded that:

“The submission also includes an updated Daylight/Sunlight Analysis Report. The updated report indicates an improvement in the quality of daylight in the courtyard space between the 2 new blocks. It is considered that the submission overall does address the concerns regarding the bulk and massing of the proposal and its relationship with existing adjacent development in particular Jamestown Square.”

Dublin City Council granted permission for this development in March 2023.

An Bord Pleanála permission is pending.
